Questions about the Energy Performance Certificate (EPC)

Where do I find my Energy Performance Certificate (EPC), and how do I read it?

EPCs lodged in England, Wales or Northern Ireland can be looked up free of charge on the gov.uk register (unless the owner opted out), by postcode or certificate number; Scotland keeps its own register. The certificate shows the current and potential rating on the A–G chart with the SAP score beside it — the higher, the cheaper the home is to run — then the recommended improvements, each with a typical cost and saving.

    Official source

Which rules come with the Energy Performance Certificate (EPC)?

In England and Wales, privately rented homes must currently be rated E or better (MEES). The government confirmed on 21 January 2026 that they must reach the EPC C equivalent from 1 October 2030, with a £10,000 cost cap per property — subject to Parliamentary approval. A valid EPC must be available to buyers from the moment the home is marketed, and its rating shown in adverts.

What funding helps with the works?

Boiler Upgrade Scheme — A grant towards replacing a fossil boiler with a heat pump or biomass boiler (England and Wales), claimed by an MCS-certified installer. Great British Insulation Scheme & ECO4 — Insulation and heating upgrades funded through energy suppliers, for lower-rated homes and eligible households. Warm Homes: Local Grant — Insulation, heat pumps and solar for low-income households in England, delivered through local councils. 0 % VAT on energy-saving materials — Installed insulation, heat pumps, solar panels and batteries are zero-rated for VAT for a limited period — confirm the end date.
